West One Buy-to-Let: Important Product Changes

We are pleased to confirm some exciting product changes within our BTL range that take effect from Wednesday 24th November 2021. The revised product range will be available for selection on our broker portal from this date.

We recently enhanced our BTL offering with the addition of some GREEN products to our range and are pleased to make these products even more competitive. These products strive to positively impact the housing market and drive sustainability and green housing initiatives - over the coming months West One will be launching more sustainable products across our portfolio, for more information on 'Funding the future’ click here

A summary of the changes is noted below:

  1. Reduced pricing on our GREEN product range - products available for Standard Property types.

  2. Available for properties with an EPC rating of A-C.

  3. Not available for new build properties (conversions are permitted).

  4. Rates available at 65% LTV and 70% LTV.

  5. 2-year and 5-year fixed rate options available.

  6. Rates now available from 2.99% with 1.25% product fee.

  7. Minimum loan size £50k, Maximum loan size £1.5m.

NEW Limited Edition Large Loan Products

  1. A 5-year fixed rate at 3.07% with a 1.5% product fee is now available for loan sizes of £350k to £1m on standard types. This loan is restricted to 3 loans per applicant.

  2. A 5-year fixed rate at 3.38% with a 1.75% product fee is now available for loan sizes of £350k to £1m on Specialist properties (HMO/MUB) up to 6 bedrooms/units. This loan is restricted to 3 loans per applicant.

Criteria Update

We can consider new build properties at up to 75% LTV again without prior referral (check specific products for eligibility).

Service Level

Please note we are still maintaining strong service levels during this busy period and are still able to give your cases a pre-submission review in hours rather than days.

Where an application is submitted with basic documents and fees paid, we will endeavour to review and provide an initial needs list within 48 hours. We continue to seek your assistance in submitting quality applications including our minimum packaging requirements using our case submission checklist.
